A community meeting is being held to discuss a Rezoning of 0.24± acres of property located at 1235 and 1245 4th Street. The subject property comprises two parcels currently zoned Downtown Edge (DTE) and developed with two duplex (two-family) attached residential dwellings. The property’s currently adopted Future Land Use Map classification is Downtown Core. The DTE zone district is not an implementing zone district for the Downtown Core classification.
The applicant proposes to rezone the property from DTE to the Downtown Core (DTC) zone district, which is an implementing zone district for the Downtown Core classification. The intent of the applicant is to rezone the property in order develop a mixed-use project with approximately 1,800 square feet of commercial and/or retail space and up to twelve (12) residential units and related accessory uses, such as a swimming pool and weight/exercise room. The height of the structure is proposed to be six or seven stories over parking. Parking spaces will be based on the total number of residential units not to exceed 12 units and the total amount of commercial and/or retail space not to exceed 1,800 square feet. Access to and from the property will be from the existing alley located north of 4th Street.
